📖 What This Budget Estimate Means
This calculator starts with the monthly housing amount you choose, subtracts HOA, estimated property tax, homeowners insurance and conventional PMI when applicable, then solves for the loan and home price supported by what remains. It is a planning tool—not an underwriting model.
Monthly budget is not the same as affordability
A lender also evaluates income, existing debts, credit history, cash reserves, loan limits and program rules. Your personal budget should also leave room for utilities, repairs, maintenance, moving expenses, emergencies and other goals. A mathematically supported price can still be uncomfortable in real life.
Cash needed is more than the down payment
The result shows an estimated closing-cost range of 2% to 5% of the calculated purchase price and adds it to the down payment. Actual cash to close depends on lender charges, prepaid taxes and insurance, escrow deposits, title services, appraisal, location and negotiated credits.
Why taxes and insurance are entered as rates
The home price is the unknown, so these costs must be expressed as percentages of price to solve the equation. Selecting a state fills the latest available effective property-tax rate for owner-occupied housing. The statewide figure is not precise enough for an individual property, so replace it with local tax information when available. Insurance remains an editable planning assumption because a useful quote depends on the property, rebuild cost, coverage and hazards.
